Majestic Apartments, Lytham St Annes – Facade Repairs

Majestic Apartments, Lytham St Annes - Facade Repairs

CLIENT:  CLIFTON DRIVE MANAGEMENT

JYM were appointed by the management company at Majestic to assist them with rectification of structural deficiencies to the building facade. Key works included:

  • Demolition of the external brickwork leaf and comprehensive inspection and assessment of existing structural elements
  • Targeted repairs to address embedded steel corrosion and concrete defects.
  • Replacement of wall ties and cavity trays
  • Replacement of outer leaf masonry with durable bricks including glazed brickwork for aesthetic interest
  • Refurbishment of balconies including replacement of balustrade with modern looking steel and glass system

JYM provided lead design and PM / PD role and worked with other consultants to initially identify extent of building problems and develop a brief through to completion of the initial test phase of works.  Second phase of wider repairs to the building completes in 2027.

Oakfield Nursing Home – 19 Bedroom Extension

Oakfield Nursing Home, Forton - 19 Bedroom Extension

JYM were appointed to deliver the full design and project management services for a new 19‑bedroom extension to the care home, including a new fire‑escape stairwell integrated with the existing building.  The project required significant groundworks, incorporating a piled foundation system and the formation of a basement, as well as external works to create a new parking area and landscaping.

All works were completed successfully while carefully managing operational interfaces and minimising disruption to the functioning care home.

Lancaster Diocese – Our Lady’s Catholic High School, Fulwood – RAAC Remediation

CLIENT:  Lancaster Diocese / Our Lady’s Catholic High School, Fulwood
JYM SERVICES:  PM, BS, Arch, PD

JYM were appointed initially to provide design and project management service for complete roof structure replacement to the Pastoral Care part of the school. The purpose of the project was to remove the risk of premature failure of a lightweight Reinforced Autoclaved Aerated Concrete (RAAC) roof structure assessed to be in poor condition.

Working with the wider design team we formulated a suitable roof design considering the health and safety risks associated with this type of work and also the significant extent of mechanical services located below the roof.

On commencement of the project site works, DfE guidance changed significantly meaning RAAC within other areas of the school also had to be remediated quickly to avoid school closure.

We worked with the school leadership team, design team and appointed principal contractor to facilitate and manage additional urgent remedial works (alongside the main project) to alleviate downtime for school and minimise risks to staff and pupil health and safety.

The project was completed successfully during term time with little or no loss to pupil learning time.
